SD Governor's House Program
Delivering Affordable Homes to Mitchell
MAHI has partnered with SD Housing to accelerate this excellent program in providing efficient and affordable prebuilt homes in Mitchell. With a variety of options, we can help you get into the perfect home built by an experienced program that has been delivering homes for over 25 years.
The Governor's House programs offers multiple home sizes and designs to suit the buyer's needs and location. MAHI has delivered multiple homes in Mitchell since 2022 and currently has nearly 20 homes on order. While we have plans to place many of these homes in our Ridgeview on Foster and Southlake Estates housing developments, they may be made available to any applicant if they have a suitable location in Mitchell.
Buyer Qualifications (updated June 2026):
- Make $103.400 or less (household).
- Have net worth of less than $125,000—or $105,000 in liquid assets—for applicants age 61 or younger.
- Have net worth of less than $250,000—or $140,000 in liquid assets—for applicants age 62 or older.
Ownership Requirements:
- A governor's house may only be used as a primary residence within the state of South Dakota occupied by the owner.
- A person may purchase only one governor's house in their lifetime.
- A purchaser of the governor's house must live in the home for 3 years before selling for a profit. If sold before 3 years of residence, the owner may only recoup their initial investment.
